Shenzhen is clear limit purchase detailed rules: remarriage or remarriage family presses existing family housing set number to calculate

Shenzhen, Sept. 12 (Xinhua) Recently, the Shenzhen Municipal Housing and Construction Bureau made clear the implementation standards of relevant provisions after the July 15 upgrade of housing purchase restrictions, making it clear that “remarried or remarried families will be calculated according to the number of houses in the family and will not take into account the family’s home ownership before the divorce.”

On July 15, Shenzhen upgraded the housing purchase restrictions, stipulating that “in case of divorce, if either party buys a commercial house within three years from the date of divorce, the number of apartments he or she owns shall be calculated according to the total number of apartments owned by the family before the divorce.”

Recently, the Housing and Construction Bureau of Shenzhen Municipality in the Shenzhen Real Estate Registration Center on the purchase restrictions related provisions of the implementation of standards clear in the letter, “remarriage or remarriage of the family, according to the number of existing family housing, no longer consider the two sides before the divorce of the family owned housing situation.”

In addition, Shenzhen recently issued a notice on establishing a marriage information inquiry mechanism to improve the management of housing loans. The circular makes clear that the Housing and Construction Bureau of Shenzhen Municipality will further improve the function of the real estate information platform and provide convenience for commercial banks to inquire the marriage registration information of buyers through the provincial data sharing mechanism. In handling personal housing loan business, commercial banks should inquire the borrower’s marital status and the number of houses owned in the city under the name of the purchasing family members through the real estate information platform, which will serve as the basis for loan review and effectively implement the requirements of differentiated housing credit policies.
