After the Spring Festival, Tianjin, Qingdao, Zhengzhou, Nanjing, Guangzhou and other cities have announced the centralized transfer of homestead land, and Hangzhou has finally joined the team.

On April 7, Hangzhou in 2021, the first batch of 57 residential land involved in centralized transfer was officially listed, with a total area of 4527 mu and a total construction area of 7.572 million m2, with a total starting price of 93.47 billion yuan, which will be transferred in two days on May 7 and 8.

On March 27, Hangzhou Municipal Bureau of Planning and Natural Resources issued a document on its official website, which planned to release a notice of residential land transfer in April, June and December in three times, and organize residential land transfer in a centralized manner.

On April 7, the first batch of 57 homestead plots in Hangzhou was officially listed. At the same time, it was also announced that the second batch of homestead supply will be announced in June, with a plan to sell about 3,500 mu of residential land. The third batch will be announced in December, planning to sell about 2,600 mu of residential land.

From the perspective of supply strength, the number of the first batch of listed homesteads is close to 50% of that of last year. In addition, 35 homestead plots have been sold in the 10th district from January to February this year. It is expected that the supply of new houses in the fourth quarter of this year will be considerable.

From the perspective of plot distribution, 20 homestead plots in the main urban area are distributed in Xiangfu East, Dongxin, Huafeng, Shuangpu, Zhuangtang, Fengshuanhu, Puyan, North Sandun, Yunyun New City, Qianjiang New City Phase II and other plates.

It is worth noting that in this wave of homesteads, the new house price limit has not risen in the main urban areas where there has been land sale before.

The second phase of Qianjiang New Town, namely Sibao and Qibao Unit, which sold the “double-limit” lot for the first time, has further subdivisions of the plate price limit. Among them, Sibao Qibao Unit Plot, located in the north of Yudaojiayuan, is close to the Qiantang River and Jianghe River Plate, with the average price of restricted hardcover of 67,500 yuan /m2; Another parcel of Sibao and Qibao units is far from the Qiantang River, with an average price of 66,000 yuan /m2 for hardcover with limited belt.

Sanjiang Hui Shuangpu, Xianghu New City is also the first time to sell “double limit” land, respectively 28,200 yuan /m2, 32,500 yuan /m2.

Xiaoshan and Yuhang District also basically did not increase, Qianjiang Century City’s two hometowns, one is located at the entrance of Yingfeng Road subway, the other is located in the north of Genesis, Minhe Road and Benjing Avenue intersection, the price limit of 45,000 yuan /m2, 47,000 yuan /m2, and the same as before.

Prices of new homes are not rising, giving more opportunities to buy homes just in need.
