Monitoring data from netease Real estate Data Center showed that 7,560 new housing units were signed in Guangzhou in July, down 16.55 percent year-on-year and 11.6 percent month-on-month. The figure is close to the year’s low of 7,062 units in February. From the regional point of view, the peripheral areas (Zengcheng district, Panyu District, Nansha District, Conghua District and Huadu District) were still the main transaction force, among which zengcheng District sold a total of 1862 sets, ranking first in the city. And clinched a deal is the least number of Yuexiu District, only 14 clinched a deal.
Second-hand housing, according to the Guangzhou Association of real estate Agents statistics show that in July, guangzhou second-hand housing network signed 8912, although still down 34.28% year on year, but the month-on-month rebound of 14.34%. From the regional point of view, except for Whampoa district and Huadu district month-on-month decline, the rest of the districts have rebounded. Among them, liwan district saw the highest increase, up 83.9% month-on-month. It was followed by Yuexiu, Haizhu and Nansha districts.
Industry analysts believe that July is the traditional slow season of the property market, combined with the official continuous regulation of the property market, mortgage approvals continue to tighten the impact, resulting in a further cooling of new home transaction volume. With the epidemic gradually subsided in Guangzhou, the overall transaction volume of second-hand housing in Guangzhou in July rebounded from the previous month, but due to the policy environment and the real estate credit environment continued to tighten, the transaction volume of second-hand housing in July was still far less than the same period last year.
