National Bureau of Statistics: December 70 city housing prices month-on-month overall continued to decline

China New Finance and Economics January 15, the National Bureau of Statistics released in December 2021 70 large and medium-sized cities commercial housing sales price changes statistics. According to Sheng Guoqing, chief statistician of the Urban Department of the National Bureau of Statistics, in December 2021, the sales price of commercial housing in 70 large and medium-sized cities continued the downward trend from the fourth quarter on the whole, with the year-on-year increase falling.

Sales prices of new commercial and second-hand homes in first-tier cities fell from a month earlier, while prices in second – and third-tier cities fell

According to estimates, in December, the sales price of newly built commercial housing in first-tier cities fell 0.1 percent from the previous month. Beijing was flat, Shanghai rose 0.4 percent, Guangzhou and Shenzhen fell 0.6 percent and 0.1 percent respectively. In first-tier cities, resale prices rose 0.1 percent month-on-month from a 0.2 percent decline in the previous month. Beijing and Shanghai saw month-on-month growth of 0.8% and 0.4%, while Guangzhou and Shenzhen saw month-on-month declines of 0.3% and 0.4%, respectively. In second-tier cities, the sales prices of both new commercial and second-hand residential homes fell 0.3 percent month-on-month, down 0.1 percentage points from the previous month. New home prices in third-tier cities fell 0.3 percent month-on-month, the same decline as the previous month. Sales prices of previously owned homes fell 0.5 percent month-on-month, expanding 0.1 percentage points from the previous month.

The year-on-year growth in the sales prices of newly built and second-hand homes in first-tier and second-tier cities fell, while the year-on-year growth in the sales prices of newly built and second-hand homes in third-tier cities was flat

According to estimates, in December, the sales prices of newly built commercial housing and second-hand housing in first-tier cities rose 4.4% and 5.3% year on year respectively, 0.4 and 0.5 percentage points lower than last month respectively. In second-tier cities, sales prices of newly built commercial homes and second-hand homes rose 2.8 percent and 1.5 percent, respectively, down 0.5 percentage points from the previous month. New commercial housing in third-tier cities rose 0.9 percent year-on-year, 0.5 percentage points lower than last month. Resale home prices were flat year-on-year, up 0.5 per cent in the previous month. (after)
